LA Homeowner Barred From Own Property Due To Squatter And Dog Attack

LOS ANGELES, CA – A Westside property owner claims he has been unable to move into his own duplex for nearly a year due to an unhoused man living in the backyard and a recent violent dog attack.

The April Confrontation

The situation escalated on April 6 at the property located on South Curson Avenue. Video footage from the incident shows a confrontation between the homeowner’s stepfather, Yehouda Hagouel, and the unauthorized occupant.

Hagouel was reportedly at the property to cut the grass following a city order to maintain the landscape. In the footage, the unhoused man warns him, “You walk up on my dog, you’re going to get bit.” Moments later, a dog lunged at Hagouel, leaving him with severe injuries that required medical staples in his leg.

Landlord Left Without City Help

The homeowner purchased the duplex in June 2025 with the intention of moving in. However, the ongoing safety issues have kept him entirely off the property.

To complicate matters further:

  • The City of Los Angeles has cited the owner multiple times for property maintenance violations.
  • Current tenants inside the duplex have stopped paying rent due to the unsafe environment.
  • The owner claims city officials have offered no assistance to help him resolve the situation.

Ongoing Dispute

The incident has been brought to the attention of local authorities as a dispute over property rights and safety. While the city continues to issue citations for the property’s condition, the owner remains stuck in a legal and financial limbo, unable to safely access his investment.
